How long does it take to sell a home in San Francisco?

Preparation usually takes two to four weeks depending on how much cleanout, repair, or staging is involved, the active marketing period is typically two to four weeks, and escrow generally runs thirty days or fewer when a buyer is financing. Cash purchases can close considerably faster. The preparation stage is the part sellers most often underestimate.

Should I renovate before selling?

Usually not fully. A fresh coat of paint and a thorough declutter accomplish most of what a larger remodel would for many properties, particularly older homes where the numbers on a renovation do not pencil out before closing. The right answer depends on the specific property and what buyers in that neighborhood expect, which is worth an honest walkthrough before committing to any spending.

How is the asking price decided?

By a market analysis built on real, comparable, recent sales rather than an automated online estimate. San Francisco pricing varies block to block, so the comparables have to be genuinely local to be meaningful. Pricing correctly at launch matters more here than in most markets, because the strongest buyer interest arrives in the first two weeks a home is on the market.

What disclosures does a California seller have to make?

Most sellers complete a Transfer Disclosure Statement describing the property’s known condition, together with a Natural Hazard Disclosure Statement and other standard disclosures. San Francisco adds local requirements of its own. Sales by a fiduciary in a probate or trust administration are commonly exempt from the standard TDS, though the duty to disclose known material facts still applies. Getting disclosures right protects the seller after closing, not only during the sale.

What is different about selling a condo or a duplex?

A condo sale involves the HOA: buyers and their lenders will want to review governing documents, reserves, and any pending assessments, and problems there can affect financing. A duplex brings shared systems and, where a unit is occupied, tenant rights and coordination around showings. Both are routine, but both need to be handled earlier in the process than sellers usually expect.

What do buyers need to be ready with in this market?

Full loan pre-approval rather than pre-qualification, a clear sense of the neighborhoods and property types that fit, and disclosure packages reviewed before writing rather than after. Competitive offers here are as much about terms, timelines, and contingencies as they are about price.
