Ana Roqueta (“I,” “me,” or “my”) operates anaroquetarealty.com. I’m a licensed California real estate broker associate (DRE #00904200) affiliated with Coldwell Banker Realty. This policy explains what information this website collects, why, and what choices you have.
This policy covers this website only. It doesn’t cover Coldwell Banker Realty’s own websites and systems, which operate under their own privacy policies, or third-party sites this site links to.
A note on what people tell me here
Many visitors to this site reach out because someone in their family has died and there’s a home to deal with. The contact form asks an open question, and people often answer it with real detail — a death, a diagnosis, a dispute among siblings, a financial situation they’re worried about.
I want to be direct about how that’s handled. What you write in that form goes to my email. I use it to respond to you and to help with your real estate matter. I don’t sell it, I don’t trade it, and I don’t add it to marketing lists you didn’t ask to join. If you’d rather not put something in writing before we’ve spoken, call instead — the number is at the bottom of this page.
I’m not an attorney, and communications through this site are not protected by attorney-client privilege. If a matter is legally sensitive, talk to your attorney about what’s appropriate to put in writing.
Information I collect
Information you give me
Through the contact form: your name, email address, phone number if you choose to provide it, and whatever you write in the message field.
Through the subscribe form: your email address.
Through direct contact: anything you share when you call, email, or text me.
Information collected automatically
When you visit this site, certain information is collected by the site’s hosting and analytics tools:
- IP address and general location derived from it (typically city-level)
- Browser type, device type, and operating system
- Pages viewed, time spent, and how you arrived at the site
- Referring website or search terms, where the browser provides them
- Date and time of visit
This is standard web traffic data. I use it to understand which pages are useful and how people find the site.
Cookies and analytics
This site uses Google Analytics 4 to measure traffic. Google Analytics sets cookies and collects the information described above. Google processes this data on my behalf; their practices are described at policies.google.com/privacy.
You can opt out of Google Analytics entirely using Google’s browser add-on at tools.google.com/dlpage/gaoptout, or block cookies through your browser settings. Blocking cookies won’t prevent you from using this site.
This site also uses cookies set by WordPress and by security and performance services to keep the site functioning. These aren’t used for advertising.
Do Not Track and Global Privacy Control: This site does not currently respond to browser Do Not Track signals. I do not sell or share personal information as those terms are defined under California law.
How I use your information
- To respond to your inquiry and communicate with you about your real estate matter
- To provide real estate brokerage services, if we work together
- To send you updates if you signed up for them
- To maintain and improve the website
- To meet legal, regulatory, and brokerage recordkeeping obligations
I don’t use automated decision-making or profiling to evaluate you.
Who I share information with
Coldwell Banker Realty. As my broker of record, Coldwell Banker Realty has access to transaction and client records as required by California real estate law and brokerage policy.
Service providers. The companies that operate this site’s infrastructure necessarily process some data: web hosting, email, the contact form plugin, and Google Analytics. They act on my instructions and aren’t permitted to use your information for their own purposes.
Transaction parties. If we work together on a purchase or sale, the transaction requires sharing information with parties such as escrow, title, lenders, inspectors, other agents, and the MLS, as the transaction requires and as you direct.
Legal requirements. I may disclose information where required by law, court order, subpoena, or to a regulator such as the California Department of Real Estate.
I do not sell your personal information, and I do not share it for cross-context behavioral advertising, as those terms are defined under the California Consumer Privacy Act.
Your California privacy rights
California residents have rights regarding personal information, which may include the right to:
- Know what personal information has been collected about you and how it’s used
- Access a copy of that information
- Delete personal information, subject to exceptions including records I’m legally required to retain
- Correct inaccurate personal information
- Opt out of sale or sharing (as noted above, neither applies here)
- Not be discriminated against for exercising these rights
To make a request, email [email protected]. I’ll need to verify your identity before acting on a request, which usually means confirming information already on file.
Shine the Light (California Civil Code §1798.83): California residents may request information about disclosure of personal information to third parties for their direct marketing purposes. I don’t disclose personal information for that purpose.
How long I keep information
Inquiries that don’t lead to a transaction are kept for 3 years and then deleted.
Transaction records are kept for at least three years, as California real estate law requires brokers to retain transaction documentation. Some records may be kept longer where tax, legal, or brokerage policy requires it.
Security
I take reasonable measures to protect information, including a site secured with HTTPS and access controls on email and file storage. No method of transmission over the internet is completely secure, and I can’t guarantee absolute security.
A note on wire fraud: real estate transactions are a frequent target of email fraud. I will never send you wiring instructions by email without confirming them with you by phone first. If you receive wiring instructions that appear to come from me, call me at the number below to verify before sending any funds.
Links to other sites
This site links to third-party sites including Zillow, LinkedIn, Instagram, and Coldwell Banker. Once you follow a link, you’re subject to that site’s privacy policy, not this one.
Children
This site is not directed to children and I don’t knowingly collect personal information from anyone under 16. If you believe a child has provided information through this site, contact me and I’ll delete it.
Changes to this policy
I may update this policy from time to time. The effective date at the top reflects the most recent version. Material changes will be noted on this page.
