- A professional market analysis grounded in real, comparable San Francisco sales
- A customized marketing plan, including professional photography, virtual tours, and extensive online exposure

Buyingin San Francisco
San Francisco’s market moves fast, and competitive offers require both preparation and local knowledge. I help buyers understand neighborhoods, pricing dynamics, and how to put together an offer that’s competitive without overextending.
- Guidance on neighborhoods, pricing, and property types across San Francisco
- Help preparing strong, competitive offers
- A steady, experienced presence through inspections, contingencies, and closing
Condominiums& Duplexes
Condos and duplexes each come with their own considerations. For condos, that means reviewing HOA documents and reserves; for duplexes, it’s understanding shared systems and coordinating around any existing tenants. Either way, I help buyers and sellers navigate the details clearly.
What My ClientsAre Saying
As I no longer live in the Bay Area, I was especially in need of a realtor who would go the extra mile (from the beginning of the process to the end) in order to sell my San Francisco home for an optimum price. Ana's expertise was invaluable. Ana knew the sales market, quality local contractor and repair teams, as well as the perfect staging company. Ana aided me in understanding the myriad of contract documents, the benefit of a strategic selling price and more. Ana even kindly made trips to various supply stores when additional items were needed quickly. No task was too big or small for Ana to roll up her sleeves and do what was necessary to aid the sale. Ana kept me involved in the process and respected my role as the owner. Ana is the consummate professional with integrity that is beyond reproach. I look forward to the opportunity to work with Ana again.
Ana is an incredible broker - very experienced in San Francisco market and just a wonderful person to work with. We are so impressed with how sharp she is when determining a house value and is completely honest with her feedback. Ana went above and beyond for us - taking time to understand what we really wanted and we never felt like she did not have our backs in the deal. Even once the offer was accepted, Ana remained extremely responsive, guided us through the closing process and connected us with several contractors. We *highly recommend* Ana is you are considering buying or selling property in the Bay Area.
I was living in Ohio and wanted to sell my house in San Francisco. My attorney recommended Ana to me. I am so happy that I called her. She is very knowledgeable about real estate in the city; she is friendly, energetic, and professional. Ana was my eyes and ears in SF since I live across the country. She was great about keeping in touch with me every step of the way. I highly recommend Ana Roqueta.
Ana provided excellent service for us like those who had a limited budget in a very competitive market. It was a very long process as a first home buyer, understanding the market, preparing ourselves, and finally getting the deal. Ana was very patient and understanding from beginning to end.
Buying and Sellingin San Francisco
Preparation usually takes two to four weeks depending on how much cleanout, repair, or staging is involved, the active marketing period is typically two to four weeks, and escrow generally runs thirty days or fewer when a buyer is financing. Cash purchases can close considerably faster. The preparation stage is the part sellers most often underestimate.
Usually not fully. A fresh coat of paint and a thorough declutter accomplish most of what a larger remodel would for many properties, particularly older homes where the numbers on a renovation do not pencil out before closing. The right answer depends on the specific property and what buyers in that neighborhood expect, which is worth an honest walkthrough before committing to any spending.
By a market analysis built on real, comparable, recent sales rather than an automated online estimate. San Francisco pricing varies block to block, so the comparables have to be genuinely local to be meaningful. Pricing correctly at launch matters more here than in most markets, because the strongest buyer interest arrives in the first two weeks a home is on the market.
Most sellers complete a Transfer Disclosure Statement describing the property’s known condition, together with a Natural Hazard Disclosure Statement and other standard disclosures. San Francisco adds local requirements of its own. Sales by a fiduciary in a probate or trust administration are commonly exempt from the standard TDS, though the duty to disclose known material facts still applies. Getting disclosures right protects the seller after closing, not only during the sale.
A condo sale involves the HOA: buyers and their lenders will want to review governing documents, reserves, and any pending assessments, and problems there can affect financing. A duplex brings shared systems and, where a unit is occupied, tenant rights and coordination around showings. Both are routine, but both need to be handled earlier in the process than sellers usually expect.
Full loan pre-approval rather than pre-qualification, a clear sense of the neighborhoods and property types that fit, and disclosure packages reviewed before writing rather than after. Competitive offers here are as much about terms, timelines, and contingencies as they are about price.
This is a general overview, not legal or tax advice — every estate has its own facts, and a California probate attorney should guide the legal steps.
